Capital Appraisal Associates, Inc. was established for the purposes of creating an appraisal practice which would service all types of clients. Since its inception in 1982 the real estate industry has expanded and contracted, as has our company -- our present associate staff consists of three very experienced full-time appraisers and one appraiser in training. The company is based in Concord and provides appraisal services throughout the entire State of New Hampshire.
Capital Appraisal Associates, Inc. offers its clients over a half century of combined appraisal experience in the valuation of all types of real estate. Recognized for astute judgment and having a reputation for confidential, accurate, personalized service, the company has prepared reports on properties ranging from unimproved residential building lots and single-family homes, to multi-million dollar office and retail complexes, municipal utilities, and properties under the threat of condemnation.
All of the appraisers at Capital Appraisal Associates, Inc. are recognized as either being State licensed or State certified by the New Hampshire Real Estate Appraiser Board, and all appraisals are performed under the guidelines as prescribed by not only the State of New Hampshire, but also the Uniform Standards of Professional Appraisal Practice.

Timothy R. Daniels
New Hampshire as Certified General Appraiser - NHCG-46
Tim has been appraising since 1987 and has been the President of Capital Appraisal Associates, Inc. since 2001. His expertise and experience cover the total range of properties from residential, commercial, industrial, and institutional real estate appraisal assignments. Eminent domain assignments, tax abatements, golf courses and estate work are but a few of the types of appraisals in which he has extensive experience. Additionally, he has represented numerous clients regarding conservation easements. Tim is a practicing affiliate with the Appraisal Institute, Chapter #13, continuing his education to keep up his expertise in both the residential and commercial appraisal field. He has been qualified as an expert witness before both the United States Federal Court System, and the NH Board of Tax and Land Appeals.
Louis C. Manias
New Hampshire as Certified General Appraiser - NHCG-5
Louis has been appraising since 1985. He is the past President of the NH Real Estate Appraiser Board, experienced in both residential and commercial properties. He specializes in divorce, tax abatement, lodging, and contamination type appraisals. He is a certified expert witness before the NH Board of Tax and Land Appeals, Grafton, Merrimack, Sullivan, Carroll, Hillsborough, Rockingham, and Coos counties, and qualified as an expert witness before the US Bankruptcy Court-NH Division.
Daniel M. Lascelle
New Hampshire as Certified General Appraiser - NHLR-537
Dan has been appraising since 2003. He is experienced in appraising most types of residential properties. He specializes in single-family and multi-family homes, as well as manufactured homes and residential land. He is certified as an expert witness before the NH Board of Tax and Land Appeals and the Belknap County Superior Court.
He is licensed in New Hampshire as Licensed Residential Appraiser.
Ryan C. Daniels
Ryan is an appraiser in training and a graduate of Castleton University.
He is specializing in commercial, industrial, and multi-family properties.
Tina Daniels
Tina Daniels is Capital Appraisal Associates' Office Manager.
